General conditions for renting a chalet
These conditions have been drawn up in order to guarantee a smooth cooperation. The conditions become binding as soon as the customer has made the advance payment in amount of 30% of the total rent. The rest of the payment will be charged 4 weeks before the agreed arrival. A last minute booking (the booking made within less than 4 weeks before arrival) must all be paid immediately. Only adults (18 and up years of age) can make a reservation. The persons younger than the minimum age of 18 and travelling without their parents must have a permission in writing from their parents before their arrival. The leaving/getting the key will be agreed with the caretaker of the chalet 2 - 3 days before the date of arrival. Contact information of the caretaker and the driving instructions will be sent to the customer together with the final Invoice.
Minimum rental period
During the Christmas and the New Year and also on during the weeks 8-16 only full week renting is available: from Saturday to Saturday. During the rest of the year the minimum period of renting is 3 days and the arrival day can be any day of a week.
Living in a chalet
The customer is able to use the chalet from 4 pm on the arrival day until 12 am on the day of departure. The rent includes the right of use of the chalet, bedclothing (mattresses, blankets, pillows), firewood and a dinner set. The customer should bring his own linen with him. The customer must clean the chalet during his stay and also before departure unless otherwise has been agreed. If the chalet has not been cleaned out we will invoice the customer the cleaning cost.
It is not allowed to let more people than agreed at the time of booking to use the chalet. In case there will be any pets with the customer he should inform about them at the time of booking.
The customer is responsible and obliged to pay for any damage that occurs to the property and it`s contents during his stay except minor damage, which may be considered as result of normal living.
All the complaints and claims conserning the equipment and condition of the chalet are to be immediately forwarded to the caretaker. Claims that have been submitted afterwards can not, unfortunately, be considered valid.
The cancellation is to be made by e-mail or by a letter and is to be sent to RukaResidences. If the cancellation is made minimum 28 days before agreed arrival, the advance payment will be reimbursed to the customer with a deduction for a cancellation fee of 40 € and a service fee of 10 €. If the cancellation is made 28-21 days before agreed arrival, the advance payment will not be reimbursed to the customer. If the cancellation is made 21 days before the arrival or later, the customer will have to pay the total rent in case we do not manage to rent the chalet to someone else. In case the cancellation is made before agreed arrival because of illness of a serious nature of the customer or someone closely related to him, the rent will be reimbursed to the customer with a deduction for a cancellation fee of 40 € and a service fee of 10 €. In this case the customer must have a certificate to prove the reason for cancellation, issued by a doctor.
When RukaResidences has the right to cancel a booking
In the following extraordinary cases has RukaResidences the right to cancel a booking:
- In case of a force majeure. The rent in total will be reimbursed to the customer with compensation of 50 € for the costs to the customer. RukaResidences will also do it`s best in order to find a similar chalet in an other resort.
- In case the advance payment or the final invoice has not been made on time.
